My half-baked theory: people who wanted to pretend to be home-owners took insanely stupid loans to make it so. Additionally, people who could afford homes but wanted to roll like the dbags on MTV Cribs took out interest only mortgages. Both groups of people failed. And now it’s my fault and will be the responsibility of you and I to bail them out. In the meantime, the aforementioned parasites are crawling back to their parents’ homes or, if they’re so fortunate, an apartment that actually is within their means.
That’s my half-baked theory.
I would actually love to read TBL’s theory, as I doubt it would be infinitely more interesting than the cnn.com story.

Manny’s tamed antics are definitely due to his contract status. I don’t think anyone has ever questioned his work ethic. If you ever hear one of his teammates being interviewed that is one of the things they always talk about. The guys doe sput in the work. His contract being up this year is definitely a reason for him to be on the straight and narrow though.

How do you dog Rondo for playing poorly when the rest of the team sucked balls as well. Even PP has been terrible up til game 5, and the excuse was he looked hurt. For Freeman to call out Rondo after one bad game is pretty lame, especially when all 5 games have been terrible and no one has been playing well.

Not mentioned in that “The Mets still have a shot” link: None of the Phillies starters have missed their turn this year. They are the only team in MLB where that is so.
And a Met fan questioning Brad Lidge’s performance needs to take a long look at their own closer, who might be the most overrated relief pitcher of the last 5 – 7 years. Call me when Wagner does something when it counts.

You do realize how stupid this statement is, don’t you? The financial institutions are supposed to make sure people aren’t taking out large loans they have no hope of repaying. That’s why they have an approval process. The banking industry just changed the rules in mid-stream and most people weren’t told how bad these loans could get.
I’m not saying the people aren’t to blame, but the lion’s share of the blame has to go on predatory lenders who weren’t forthright with their customers.

@August West – I agree with 1 Happy Street. I don’t think the majority of the blame should go to predatory lenders. If anything, it should be 50/50. Sure, some lenders weren’t forthright with the borrowers, but it’s the borrowers’ responsibility to be sure they’re getting a loan they’ll have a snowball’s chance in hell of paying back. At least it’s partially the borrowers’ responsibility.

The urbanization trend is great. In a few decades maybe America will be like Europe and we’ll have better cities. Maybe.
I don’t think everyone realizes just how devastating a foreclosure is on a person. You don’t just lose your home and have to pay off the remaining debt. After foreclosure, the IRS considers the remaining unpaid value of that home to be income in that year, and you have to pay taxes on it. Imagine you’re some guy making 40k a year and suddenly for one year you’re taxed on 400k of income. After you’ve already fallen deep into debt trying to stay afloat. Foreclosure essentially guarantees bankruptcy, loss of virtually all of your assets. It’s a terrible, terrible thing.
That is why people are talking about bailouts. It’s not that they took these bad debts and have to pay them (they absolutely should), it’s that foreclosure is pretty close to a Game Overin a modern capitalist society where your credit rating takes decades to acquire, but only days to ruin.

I agree with that, but these predatory lenders were really, really good at selling these loans on stated income (and at places like Countrywide agents were busted on the phone telling their customers to lie since no proof was needed). It’s hard to ask a random person off the street to spot when their lending agent is about to cornhole them…

Lot’s of people lied about their income and were approved for lier’s loans. I think the lenders/borrowers winked .. then lost.

Anyone who has been through the closing process on a house knows that there are about 50 mandatory disclosure forms that the buyer must sign. Maybe the buyer didn’t understand them, maybe they really thought they could get a $500,000 loan for $1,000 a month and there were no strings attached (just click on the dancing ad!) but that’s part of the game called life. The last thing a bank or lender wants to do is take ownership of a foreclosed property. Evicting a distraught home owner, listing a home with a realtor, and taking a beating on the resale/auction are not good business, so banks will do everything in their power to keep that owner in the home.
XV – a person will not have to claim the unpaid principal as income. There are only two ways that there is a tax consequence on a foreclosure. The cancellation of debt by a lender can sometimes be considered taxable, and if there is a gain on the disposition of the house (and you’ve lived there less than 2 out of the past 5 years) then that is taxed. So either paying tax on your gain or maybe paying tax on the lender eating a large chunk of debt is very different from adding 400k to your 1040 income.

Coop and August – Yeah, I do get it that, like it or not, it will be “my problem”. It just pisses me off, because I’ve been saving from the day I started working (when I was 14…23 yrs ago), live within my means, and I bothered to educated myself about the mortgages available to me and read every word of fine print before agreeing to anything. And now, I’m responsible for those who chose not to be responsible.

I’ve been busting my ass since I was 14… bought my 1st car with money I saved refereeing soccer games, never got a credit card, worked my way through school and worked hard as hell to get a talent-based scholarship… It pisses me off that we’ve gotten to this point, but we’re here and we can’t turn our backs or else we’re all screwed.

I just closed on my first house this last Friday. I am one of those people that benefited from this bubble burst because the house we purchased was worth less because of all the foreclosures on the market. Our broker was saying that things like this are actually good for the economy and market in the long run because it weeded out all the people who did have shady loans and were living way beyond their means. This also lets people like me who do live within their budget, get their feet inside the door.

xv43, I completely agree that the bubble shouldn’t have formed like this in the first place, but this was due in large part to bad practices by lending firms and banks. I think Greenspan dropped the ball here on this one and he does share some of the blame here.

Not to get into some nerdy pissing contest over taxes, but non-recourse loans are when the property is used as collateral (which is the case in the vast majority of loans). The lender forecloses on the property and has to eat the difference between FMV and the loan balance, and there is no taxable income to the individual.
If for some reason you didn’t secure the loan with the property, then yes, you would be on the hook to the IRS for the forgiven debt and you would still have the property.
