I was reading that WSJ article last night. It’s bad news for the economy, but good news for people shopping for a home (like me!). I just need to figure out whether to buy in early ‘08 or wait until everything hits bottom, which some people say won’t be until ‘10.

Re: Florida sorority, the restaurant should have known what they were getting in to. I’m a Greek, and we got banned from having formals at a restaurant for raucous behavior. Personally, we laughed when restaurant catering facilities ok’d our requests to host a formal. They are clueless until they have hosted a few sorority/frat events. Apparently the Sales & Catering Manager had images of Mandy from Animal House in her head, and that’s not what it’s like anymore.

Housing: Feel bad for anyone selling a house now. The only advice I’d give – and your neighbors and agent will hate this – is to lower the price 30k tomorrow. 50k if you need to.
This is not the time to be greedy. You know why? Because in 4 months, you will have lowered the the price 50k anyway. But so will have everyone else.
If you’re in a spot where you can’t lower it, best bet might be to try and rent it out, even if you have to for a loss. I’d say buying in april/may after most of the foreclosures happen would work … but if the gov’t uses our tax money to help some of these folks stave off foreclosure, maybe think end of the summer/early fall like august/sept

I’ve got no love for house-flippers caught with their pants down, or for people that took out exotic mortgages or ARMs so they could live big on a small payment for a few years. If you’re not smart enough to understand your mortgage terms, then keep renting.

The deterioration in the housing industry is a result of a market correction, not the result of bad economic conditions. The housing bubble was a result of inflated home prices and bad lending/borrowing habits. It is very similar to the stock market correction from 2000-2002 which was a result of inflated stock prices during the late 1990s coupled with all the accounting fraud occurring at the same time.
I have no interest in bailing out morons who take on mortgages they clearly had no ability to pay. Yet our congress has already taken action to give tax relief to those who foreclose on their homes and paying for it by increasing taxes on those with second homes who have the ability to pay. Our endless compassion for idiots is going to bankrupt us.

Now that the big ticket purchases (homes, vehicles, big screen televisions, etc.) has slowed down because everyone is pretty much refinanced out, we’re back to where we were in 2002.

Actually the refi boom was only part of the economic recovery. The tax cuts had a bigger impact.

David B is correct. The rate cuts ultimately have had a negative effect on home loan rates. The 30-year fixed loan – the only one you should be messing with – saw its rates RISE after the rate cuts.
That’s why I don’t think you’ll see rate cuts again.
And agreed: don’t bail these people out.

What some of you might not realize about Purdue’s comments is that Indiana isn’t suffering at the same levels the majority of the country is. That could be what is coloring his opinion.
Our housing bubble was not as large as the rest of the country. We have begun the process of moving back towards a sellers market. I was just in a presentation the other day done by two mortgage guys from a national bank. Their closed mortgage numbers are on the rise and outpacing larger cities.
Here in Indianpolis, we got a little lucky because we have a proportionally large number of government jobs, and our business sector is experiencing tremendous growth. While our housing market is still a little slow, I’m advising my clients that if they want to buy in the next year, they need to do it sooner rather than later.
